HOW YOUR BUYER'S AGENT CAN NEGOTIATE A FAIR PRICE. When you zero in on a house or condo you want to own, before making a purchase offer be sure your buyer's agent prepares a written comparative market analysis (CMA). This form, similar to the CMA prepared for the seller when the home was listed for sale, shows recent sales prices of comparable homes, asking prices of similar nearby homes listed for sale, and even the asking prices of recently expired neighborhood listings.

To maximize the probability the seller will accept your offer, keep contingencies to a minimum. However, you'll probably want to include contingency clauses for (1) a satisfactory appraisal of the home for at least your purchase price and (2) an acceptable professional home inspection report. By the way, I accompany your inspector to discuss any defects discovered that the seller did not previously disclose.

As your buyer's agent I can advise what additional inspection reports might be needed, such as for termites and pest control, radon, energy efficiency, and building code compliance.
